SPV Special Projects recently completed a comprehensive flat roofing refurbishment project at UKPN Bidder Street, London.

Working on behalf of our client, Freedom Group, the project involved significant works on an office block, four smaller roofs, and the stores roof to the unit, all while ensuring minimal disruption to the building’s tenants with the office block being fully occupied.

To minimise disruption, we coordinated all deliveries to the site outside of working hours and adopted a just-in-time approach for material procurement due to limited on-site space. The SPV Hiab visited the site weekly to crane materials to and from the roof, reducing manual handling.

Initially, we had to adapt our plans as the deck was not as previously advised, requiring stripping and the installation of plywood and a vapour barrier before commencing the main works. We worked closely with the client to manage these changes effectively.

The office block roof was cleaned of all growth and debris before applying a high bond fast dry primer. Splits and cracks were infilled with an elastomeric compound, followed by the application of a base coat of a liquid roofing system.

A glass fibre membrane was laid, followed by a second base coat and a final topcoat of the liquid system. A new PVC cage was installed around the outlets to complete the works.

For roofs A, B, C, and D, the surfaces were cleaned and primed before applying 3mm elastomeric torch-on mineral felt and 5mm elastomeric fire smart mineral surfaced felt.

New flashings were formed and sealed into the GRP trim, while existing outlets were replaced with new code 5 lead chutes. A new gutter was formed for roof D, and the buttresses were cleaned.

The process was completed with the application of a fast-dry high bond primer and two coats of felt with a mineral cap sheet.

The stores roof required full scaffolding with handrails, a Haki staircase, and a hoist to ensure safe access. Existing vents were removed, and holes were infilled before repairing splits and cracks in the asphalt.

A high bond fast dry primer was applied, followed by a 130mm insulation board and 3mm elastomeric torch-on underlay.

A 5mm elastomeric fire smart mineral surface cap sheet was then installed. New upstands and flashings were formed, with additional installation of plastisol flashing, a new GRP trim, and code 5 lead outlet chutes.

The project was completed within the agreed timescales and budgets. All works are covered by a full warranty and self-certified through the NFRC Competent Roofer scheme.
